PACKAGE 3 - Pitfield Estate
Objective(s): Strengthening Hoxton’s identity & putting community at the heart of development; realising the potential of Hoxton’s green spaces; improving the pedestrian experience in Hoxton.
Current situation
Pitfield Estate includes several large areas of open grassland with a well-used pedestrian route from Hoxton Street to the southern end of Pitfield Street. Residents, families and local workers use these spaces for walking, dog-walking, playing, picnicking and relaxing, especially during warmer weather.
While the open space is valued, it mainly consists of simple lawns with limited planting or wildlife features. Some footpaths are narrow and unlit, and fencing in certain areas restricts access to green space.
Challenges
- Much of the grassland is low in biodiversity and contains little planting variety.
- Some paths are too narrow for two wheelchairs or buggies to pass comfortably.
- The north-eastern part of the main path is unlit, making it less safe after dark.
- Fencing prevents easy access into parts of the green space.
Landscape proposal
The aim is to bring more variety and usability to the estate’s large open lawns, while still keeping the natural, relaxed character of the space. The design introduces new planting, improved paths, spaces to spend time outdoors and features that support nature.
Design elements
- Raza Sana fitness area – an outdoor exercise space with equipment.
- Table tennis table – located near the central pathway.
- Footway widening – to improve accessibility and allow two wheelchairs to pass.
- Picnic tables – added in several locations.
- Park benches – placed along key pedestrian routes.
- Low-level bollard lighting – to improve safety on unlit sections of path.
- Dropped kerbs and removal of one parking space – to allow access onto paths.
- Wildlife garden – including a small wetland area, log piles, bee posts and nature-friendly planting.
- Birch play copse – a small natural play area integrated into the landscape.
- Pathway extensions – widening connections to Burtt House and Fanshaw Street.
- New planting – relaxed grass areas, ground flora, shrubs and bulb planting to improve biodiversity and seasonal interest.
- New and existing trees – with additional planting to strengthen the estate’s canopy.
