New homes at Marian Court
Overview
Hackney Council, with construction partner Mulalley, is proposing to build 163 high-quality new homes on the site of Marian Court, Homerton High Street. The development would include a new community centre and shops to serve the local area.
Planning permission was granted for 160 new homes on the site in 2018. However, since then, the cost of construction has risen significantly and new building and fire safety regulations have been introduced.
We have been working on the designs of the new homes to make sure they meet the new regulations without compromising on design quality.
We are now preparing to submit a Section 73 Planning Amendment to the original 2018 permission - a type of planning amendment that allows changes to be made to an existing planning permission. The Council's planning committee will review the revisions to the original design.

What's changed since 2018?
The proposed new development aligns as closely as possible with the heights and footprints of the 2018 scheme.
It would increase the number of homes from 160 to 163. These would be made up of:
- 36 social rent
- 61 shared ownership
- 66 private sale
There would be a mix of studio and 1-, 2-,3- and 4-bed flats.
To prioritise housing, the amount of commercial space has been reduced. The proposed location of the community centre is now Ponsford Street.
The new energy strategy for the site includes an air-source heat pump to improve energy efficiency.
As with the 2018 scheme, landscaping would feature areas for play between the blocks, with an emphasis on biodiversity.
This is the final phase of the regeneration of Bridge House and Marian Court, which has already built 115 new Council homes for social rent, Hackney Living Rent and shared ownership at Featherfew Court, Wintergreen Court, Burdock Court, Brooklime House and Chervil House.

What happens next
The revised proposals will be submitted to Hackney Council Planning Committee for Section 73 approval this winter, with a decision expected in Spring 2026.
Subject to planning and building regulator approval, construction work could begin in 2027, and take up to four years.
